100-year-old carriage house floor in Prospect, Kentucky

This 100-year-old carriage house in Prospect, Kentucky presented one of the more challenging concrete surfaces we encounter. After decades of use, the original floor had extensive deterioration, including cracking, pitting, failing previous repairs, and numerous damaged areas throughout the concrete.

We began by mechanically grinding the entire floor to remove weak surface material and properly profile the concrete. From there, our crew performed extensive concrete repairs, removing loose and failing material and rebuilding deteriorated areas to create a sound substrate for the new flooring system.

Once the restoration work was complete, we installed a durable three-layer polyaspartic flake flooring system:

• Polyaspartic Tinted Base Coat – Provides strong adhesion to the properly prepared concrete and creates the foundation for the flooring system.
• Vinyl Flake Broadcast – Provides full coverage, texture, and a consistent appearance across the heavily repaired concrete.
• Polyaspartic Clear Topcoat – Seals the system and provides excellent resistance to abrasion, chemicals, stains, and everyday vehicle traffic.

The result is a dramatic transformation of a century-old, heavily deteriorated concrete floor into a seamless, durable, and easy-to-maintain surface while preserving the character and functionality of this historic carriage house.

This project is a great example of how even severely aged and damaged concrete can often be restored with the right preparation, repair methods, and professional coating system.
