100 Year Old Garage Floor Restoration – The Highlands
This nearly 100-year-old garage in the Highlands presented a challenging concrete restoration project. Decades of use had left the original concrete heavily pitted, cracked, worn, and deteriorated, requiring extensive preparation and repair before a new coating system could be installed.
We began by mechanically preparing the existing concrete and addressing the extensive cracking, pitting, and damaged areas throughout the floor. Because of the age and condition of the concrete, we installed a vapor barrier epoxy base coat to help protect the flooring system from moisture vapor while providing a strong foundation for the subsequent layers.
The flooring system consisted of:
- Vapor Barrier Epoxy Base Coat – Provides moisture protection while helping build and stabilize the heavily worn concrete surface.
- Vinyl Flake Broadcast – Creates a uniform appearance while adding texture and durability.
- Polyaspartic Clear Topcoat – Seals the system with a durable, abrasion-resistant finish designed for vehicle traffic and everyday garage use.
The transformation took this cracked and deteriorated century-old concrete and turned it into a seamless, durable, and easy-to-maintain garage floor while preserving the functionality of a historic Highlands property.
